What Is Zeon Zoysia?
Zeon is a fine-textured Zoysia cultivar developed by David Doguet and Bladerunner Farms in Poteet, Texas, according to the University of Georgia College of Agricultural and Environmental Sciences, which tested the grass on its Tifton campus. It was selected for the fairways of the golf course built for the 2016 Olympic Games in Rio, where the stiffer leaf blade and very fine texture were part of the appeal.
For a North Texas home lawn, that translates into a soft, dense, carpet-like surface with blades comparable to premium Bermuda, but with far better shade tolerance and lower fertilizer needs. Texas A&M’s AggieTurf zoysiagrass profile lists shade tolerance, drought tolerance, cold tolerance, traffic tolerance, and a low fertilization requirement as the strengths of the species, and Zeon is available in Texas as sod only, not seed.
Zeon is our best-selling variety for a reason. It is the grass most DFW homeowners picture when they say they want a “golf course lawn.”
What Our Zeon Zoysia Installation Includes
Free Sunlight Analysis
Zeon prefers four or more hours of direct sun and tolerates down to about three. Before we quote anything, we look at your property (satellite imagery first, then in person when needed) and identify which sections qualify for Zeon and which would do better with Palisades Zoysia. Many DFW yards get both varieties on the same property.
Old Turf Removal and Soil Preparation
Zeon roots are only as good as the soil under them. We remove the failed Bermuda or Saint Augustine, grade the surface, and address the compacted Blackland Prairie clay that sits under most of Collin, Denton, Dallas, and Tarrant County lawns. Our compost-based soil prep is included, not an add-on.
Sod Delivery and Installation
Fresh-cut Zeon arrives and goes down the same day. We stagger seams, roll the sod tight to the soil, and cut clean edges along beds, walks, and property lines. Ask us about a crisp property line if your neighbor’s Bermuda runs up to your fence.
First 30 Days of Care Guidance
You receive a written watering schedule for the first month. Sod typically knits to the soil in two to three weeks under normal conditions, per the University of Florida IFAS zoysiagrass guide, and we walk you through what to expect at each stage. See our new Zoysia sod care guide for the full schedule.
Lawn Leveling and Top Dressing
If your existing grade has low spots, we can level and top dress before or after installation so the fine Zeon surface mows evenly, especially if you plan to reel mow.
Signs Your Lawn Is a Good Fit for Zeon
- Your Bermuda is thinning in spots where trees have grown up over the last decade.
- You are tired of mowing twice a week and still seeing weeds push through.
- You want a lawn that looks finished at one to two inches, or lower with a reel mower.
- Your front yard gets four or more hours of direct sun for most of the growing season.
- You want to cut fertilizer and herbicide use without giving up density.
If your yard is mostly shade, Zeon is probably not the right answer. That is what the sunlight analysis is for, and it is why we also install Palisades.
Zeon vs. Palisades: Which One Do You Need?
| Factor | Zeon Zoysia | Palisades Zoysia |
| Blade | Fine | Medium to medium-coarse |
| Direct sun needed | 4+ hours preferred, tolerates 3 | 3+ hours to full sun |
| Look | Golf-course fairway | Traditional lawn, upright growth |
| Best use | Sunny front yards, showpiece lawns | Shaded backyards, tree-heavy lots |
| Mowing height | 1 to 2 inches (lower with a reel) | 1 to 2 inches |

Why Professional Zeon Installation Matters
Zoysia is unforgiving of shortcuts. The AggieTurf profile lists slow recuperative potential as a weakness of the species, which means sod laid on unprepared clay, left with gaps, or under-watered in week one does not simply grow back the way Bermuda would. It has to be done right the first time.
Professional installation with Zoysia Sod means:
- Soil prepared for drainage and rooting, not just scraped and rolled.
- Variety matched to sunlight so you are not replacing sod in two seasons.
- Seams and edges tight enough to prevent Bermuda invasion from the neighbors.
- A written guarantee behind the work. See our guarantee for the terms.
Our Process
- Request a quote. Fill out the form or call. We use satellite imagery to measure your lawn and send an estimate within 24 hours.
- Sunlight and soil review. We confirm Zeon is the right variety for each section of the property.
- Schedule. We install nearly year round in DFW, with spring through early fall giving the fastest rooting.
- Removal and prep. Old turf out, grade corrected, compost blend worked in.
- Installation. Fresh Zeon sod laid, rolled, and edged the same day it arrives.
- Care handoff. Your first-30-days watering and mowing schedule, plus a direct line to us with questions.

Zeon Zoysia in the North Texas Climate
DFW summers are not gentle. The National Weather Service’s 1991 to 2020 normals for DFW Airport put the average July high at 95.6 degrees and August at 95.8, with 37.01 inches of rain in a typical year, much of it arriving in spring and fall rather than when the lawn needs it most. The average first fall freeze is November 22 and the last spring freeze is March 12, per the NWS Fort Worth freeze data, so Zeon is green roughly from April through November and goes tan and dormant in between.
Established Zeon handles that pattern well. Texas A&M lists drought tolerance as a strength of zoysiagrass, and the low nitrogen requirement (1 to 3 pounds per 1,000 square feet per year, per AggieTurf) means less feeding in the heat, which also means less thatch. We fertilize lightly and mow at one to two inches, and the lawn does the rest.

Zeon Zoysia Sod FAQs
How much sun does Zeon Zoysia need?
Zeon prefers four or more hours of direct sunlight per day and tolerates down to about three. Below three hours it thins over a few seasons, which is where Palisades takes over. Our free sunlight analysis sorts this out before installation.
Is Zeon Zoysia available as seed?
No. Texas A&M’s AggieTurf lists Zeon as sod only. Anyone selling “Zeon seed” is selling something else. Sod also gives you an instant lawn instead of a two-year wait.
How long does Zeon sod take to root?
Under normal warm-season conditions, sod is usually held fast by new roots in two to three weeks. Full establishment takes a growing season. Sod laid in late fall or winter may not root well until spring.
What is the best mowing height for Zeon?
One to two inches with a rotary mower. Zeon looks its best at the low end of that range, and it can be reel mowed lower. See our reel mowing guide if you want the fairway look.
Does Zeon Zoysia get thatch?
All Zoysia can thatch if over-fertilized. Zeon produces relatively little when nitrogen is kept low. NC State Extension recommends dethatching when the layer exceeds half an inch, which is rare on a properly fed Zeon lawn.
How does Zeon handle DFW winters?
Zeon goes dormant and turns tan after the first hard freeze and greens up in spring. Cold tolerance is one of the listed strengths of zoysiagrass, and our installations have come through DFW winters since 2005.
Can you install Zeon in the front and Palisades in the back?
Yes, and we do it often. Sunny front yards get Zeon, tree-shaded backyards get Palisades. The two blend well at the transition.
Do you sell Zeon sod by the pallet without installation?
No. We are an installation company. Every project includes soil prep, installation, and our guarantee, which is why we do not offer material-only sales or delivery.
